The government plans to impose another tax on real estate property, this time based on the zone price. According to information, this will be charged to the owner but will be paid on the electricity bill by the tenant who, like the TAP, will add it to the rent.

Because the collecting mechanisms of the revenue department have "jammed", KEPYO has been unable to calculate all kinds of fees and property taxes for the last 3 years and people defer and do not pay their public bills, the economy team decided to incorporate the special fee on properties in the electricity bill so that people will pay in order not to have their power cut off.

The scenarios about the calculation of the fee are the following:

The first is the simplest but the state is cheating on the approximations. There will be a special range from 0,5-10 euros per square meter, depending on the zone price in the region. For example:

-   0,5 euros for a zone price of up to 700 euros
-   1 euro for 700-1000
-   2 euros for 1000-2000
-   5 euros for 2000- 3000
-   7 euros for 3000-4000
-   10 euros for more than 4000

The calculation by rate is more complex but fairer proportionally. The scenario involves three factors: 0,5%, 0,1% and 0,2%. To calculate the fee in this case, it will be specified that no zone price will be less than 1.000 euros.

The other scenario has 2 rates, 0,1% and 0,2% per square meter, however low the zone price is.

The procedure for the special fee for a built surface will be announced on Tuesday and according to Venizelos, they will take into account all social criteria. As he said, the General Secretariat of Information Systems will give PPC all the information about who is unemployed, disabled or under the social bill.

But even so, old houses have a disadvantage since they will be taxed as much as the maisonettes around them.

But let’s see a few examples for each case:

1st scenario: on a street in Glyfada with a zone price of 4.600 euros per sq/m there will be 10 euros for each square metre. For a 200 sq/m maisonette there will be a 2.000-euro fee.

In Papagou, where the whole municipality has a zone price of 2.500 per sq/m, 200 sq/m at 5 euros per sq/m will be charged at 1.000 euros.

At Drapetsona and Perama, most zones are at 750 euros per sq/m. A two-storey house will be charged a 200 euros at 1 euro per sq/m. but Perama has zones with 650 euros, which will pay half the fee on a scale of 0,5 euros per sq/m.

2nd scenario: with a special fee of 0,05%-0,2% for a 100sq/m home, a Psychico resident will pay a fee of 1.000 euros at 10 euros per sq/m, since the zone price in the area exceeds 5.000 euros.

In mid-level areas with 2.000-3.000 euros per sq/m, there will be a lower rate of 0,1%. So, a 100 sq/m home in Palio Faliro with a zone price of 2.500 euros will be charged at 2,5 euros per sq/m.

At Peristeri, areas with a zone price of 1.050 euros will be charged at 0,1%, which is almost 1 euro per sq/m (105 at 100 sq/m), while other areas with lower prices will have the very low rate of 0,05% and pay 50 cents per sq/m (50 euros for 100 sq/m). If the minimum of 1.000 euros per sq/m is not applied, the latter will pay 45 euros (0,05% X 900 € Χ 100 sq/m).

3rd scenario: at Kolonaki, and with a 0,2% zone price at 7.000 euros per sq/m (V. Sofias) the fee is 14 euros per sq/m, which is higher than the 10 euros announced by Venizelos.

For areas like Holargos with a 1.400-euro zone price the rate will be 0,1%; that is, 105 euros. For Keratsini and Perama it will range from 50 to 80 euros.
